We are pleased to offer over 77,000 SF of new condominium hangars located at the Northern Colorado Regional Airport in Loveland, CO.
Consisting of five (5) buildings and twenty-three (23) total hangars, the development will be located on the Stearman taxilane and will be directly adjacent to the future Discovery Air FBO and Aviation Campus.
Hangars are available in four (4) unit types, ranging from between 2,600 SF – 5,100 SF, and incorporating doors heights of 16’ – 18’. Designed with quality, efficiency, and functionality in mind these hangars will be delivered with first-rate finishes and amenities.

Recession-Resistant Asset Class
Airplane storage stands apart from many other sectors in the commercial real estate space. During a recession, many property types tend to lose tenants and suffer from reduced cash flow and lower rents. Airplane storage is not nearly as affected because this asset class primarily services those with enough wealth to easily survive a recession, even if they may not be flying as much, they still need to store their planes.
Feasability Study
Hangar real estate remains strong at the airport. There are currently no existing hangars that are being marketed at the airport. Occupancy is at or near 100%.
Four (4) new 3 – 4,000 SF hangars are being developed. It is unknown how much these hangars will cost to develop. Only two of these hangars will be marketed to the public.
The Discovery Air Campus (located adjacent to Homestead Hangars) is set to break ground in December of this year. Phase I of the campus will include a 30,000 SF hangar with 8,000 SF of office space. This development is beneficial to Homestead Hangars as it is conducive but not competitive with Homestead Hangars.

Northern Colorado Regional Airport is regionally significant airport located next to I-25 in Loveland, CO. It is owned and co-managed by the city of Loveland and Ft. Collins. The airport is at the epicenter of Northern Colorado and serves as the main conduit for the surrounding communities and Rocky Mountain National Park. The airport is the first in the country to incorporate a “virtual tower” which in 2020 will make it a controlled Class D Airport, which will open the door for commercial services. The airport is growing significantly and currently accommodates roughly 100,000 operations per year.”
